By definition, a restaurant prepares and serves food and drinks to customers. Meals are   generally served and eaten on the premises, but many restaurants also offer take-out and food delivery services.  Restaurants vary greatly in appearance and offerings, including a wide variety of cuisines and service models. A delicatessen is described as a store selling cold cuts, cheeses, and a variety of salads, as well as a selection of unusual or foreign prepared foods.  Delicatessen is a term meaning 'delicacies' or 'fine foods'. In the United States most delicatessens has a sandwich menu, most of which are made fresh to order behind a counter at the time of sale.  In addition to made to order sandwiches, delicatessens offer made to order green salads, pasta, potato, chicken, tuna, shrimp or seafood, or other varieties of 'wet' salads.  They also offer a wide variety of beverages, chips and small selections of cookies, snacks and other satisfying desserts or 'noshes'.  A restaurant owner is called a restaurateur.  A delicatessen  restaurateur is that special individual who knows the main ingredients to success are hard work, long hours, and exactly when the corned beef is steamed to perfection!!

Add to these definitions words and phrases like 'comfort food', 'overstuffed', 'authentic', 'home made', 'quality', 'quantity' and 'made from scratch' and you have a better description of Johnnie Pastramis Deli and Diner.

Today, after more than 40 years in the delicatessen business and six locations, Johnnie Pastramis’s Deli and Diner and its founder are ready to share it's newest name, menu and expertise with a new generation of delicatessen professionals.  Johnnie Pastrami’s is not a franchise, or even a turn-key concept, therefore eliminating franchise, advertising and other fees and outrageous costs to the owner.  This allows the owner/operator to follow their own path to promote and flourish in the business, yet having the guidance and security of an experienced name, extensive and flexible menu and excellent support; and saving you tens of thousands of dollars. 

Working with Johnnie Pastrami’s Deli and Diner is tailored to your specific needs.  We can help you from concept to opening day, or just in those areas you may feel uncomfortable doing on your own.  Our costs, which are incredibly reasonable in today’s market, as we constantly strive to hold our staffing, and other costs to a minimum, are based completely on basic expenses and only the help you need, nothing more.  You may also purchase the rights to, and use only our name and menu as well, with no additional support.  An initial telephone interview is free.  An in-person meeting and consultation, which we like to do at least thirty to forty-five days prior to the continuation of services is done at your location.  See our full range of options for more specific information. Temporarily we have reduced rates that may be available for locations nearest our western headquarters which include greater Salt Lake City, Cedar City and the St. George areas of Utah as well as Mesquite and the Las Vegas vicinity of Nevada that can be used for 'show' or 'model' locations. NOTE: Johnnie Pastrami's locations are available nationwide, however are not available in portions of Pinellas and Hillsborough Counties, Florida until January, 2013.

The store philosophy is pretty basic, which in itself is a cost saver for your overhead.  We keep things simple, eliminating duplication of services, wise purchasing of items such as food, janitorial and paper stuffs, reduce waste to near zero, keep a clean, open and great looking unit, and keep employees neat, clean and anxious to come to work.  Customers will sense all these things the first time they come in, and along with the excellent meal they receive at a reasonable price, will not only be back, but will become your best advertising tool.  They will continue to be surprised at the size and quality of the meals they receive no matter what they order.  To go boxes will be the norm and not the exception.


Your philosophy must be one of a hands on operation, hard work, a positive disposition, a never ending smile and long hours; plus those extras that make you and your operation unique.  Only the owner that is truly committed will not only succeed, but flourish beyond expectations.  As you learn the art of delegation, you will also learn those certain things that will never be delegated.  Things that just must be done by the owner, with that touch that makes your operation special; that touch that keeps the customers coming back for more.


The entire program can teach you a variety of aspects from the initial idea to opening the doors for business, including areas such as; how to select a site, a site that is ideal for heavy traffic for dine-in and carryout customers, plus the ability to cultivate a good delivery business; and what about a site that was a previous restaurant?  how to buildout a location, equipment purchasing, hiring and training employees, advertising, business contacts, purchasing of food and non food items, inventory, maintenance, cleanliness, storage, paperwork, banking, daily specials and so much more.  We will also assist you in daily preparation concepts, slicing of meat and cheese products, recipes for the menu items you select to use, (remember your own menu items and recipes are important to put your own identity on the business), setting up a delivery system and how to add a deli catering system for homes and businesses.  We will even get you online with your own website for your breakfast, lunch and catering menus, plus daily specials you will be able to change and update as necessary.  No franchise will allow you this flexibility with your operation.


The Johnnie Pastrami’s Deli and Diner name will continue to grow and become more valuable as you grow and promote your business, and as you and others open more and more locations locally and throughout each region.  Compared to most food franchises which charge in the hundred’s of thousands of dollars for the right to display and keep their name, Johnnie Pastrami’s offers a unique opportunity to positively build with a name that speaks for itself.  As a dedicated owner to your own business, the sky’s the limit to how far you can prosper, always keeping much more of your hard earned dollars, dollars to improve and develop your location, add new locations, and for the enriched lifestyle you wish to achieve; not sent off to a franchise company each month.


As long as you legally operate under our name, you may use Johnnie Pastrami’s Deli and Diner, (or any of our other names) on your signage, menus, stationary, business cards, apparel, including shirts and hats, etc., and advertising, including print, internet, radio and television, billboard and novelty items.  Johnnie Pastrami’s will always be used with our specifications including our unique typeface.  Our name must always be displayed and used in an appropriate and legal fashion, and never associated with any unprofessional, unacceptable or illegal manner;  and always with our approval.

The use of Johnnie Pastrami’s Deli and Diner's name will be for one year terms, with the exception of the initial term which shall be two years.  This first two year term shall commence with the approval to start the name's use, usually when contracting for the outside signage; including, but not limited to store front, overhead, street side, etc.  Sign contractor drawings shall be approved by us prior to the start of work.  Your landlord may also want to approve all signage as well.  The payment for this two year term will be $2500, which will be payable at the time of contract with the sign fabricator, or thirty days prior to erection of the first signage, or name usage, whichever is earliest.  Subsequent one year payments for name usage will be due in full on or before the anniversary date of the first payment, prior to year number three and each year as long as the name is to be used.

If you sell your operation as a result of our assistance and the new owner decides to become a Johnnie Pastrami's location, a portion of your pre-sale costs to us, (up to 35% of non travel and related expenses) will be rebated directly back to you once the new owner completes the contract obligations of a new Johnnie Pastrami's Deli and Diner location.
